About
How the Cape Verde Real Estate Index works.
Cape Verde's property listings live across dozens of agencies, portals and developer pages — with no single place to read them. We gather the public ones, organise the key details, and link every listing back to its original source.
What it is
A listing index, not a sales-price index.
The index is a searchable view of the public listings we currently track, so buyers can compare what's on the market in one place. It doesn't claim to cover every property for sale, and it doesn't measure what properties actually sell for.
How it works
From a source page to a clean listing.
- Every listing links straight back to its original public source.
- We organise the details a source gives us — price, location, property type, size — and leave the rest blank rather than guess.
- We group duplicate ads for the same property where we can. Some duplicates still slip through.
- Tracked sources are rechecked daily, and each listing shows the date it was last seen.
Limits
What the data doesn't cover.
- Prices are asking prices — what a seller is asking, not what a property sold for, and not a valuation.
- Coverage is partial. Private sales, off-market deals and untracked sources sit outside the index.
- We don't verify ownership, title, debts, permits, taxes or the legal status of any property.
- None of this should stand in for a valuation of a specific property.

The Cape Verde Real Estate Index is the first live market of Africa Real Estate Index (AREI), an independent real-estate data layer for African markets. AREI is not a broker or estate agency and handles no offers, deposits, contracts or property sales.
From the founder
"I came to this market as an investor. Cape Verde was where I started, and even after repeated trips it stayed hard to read.
The opportunity was visible; the structure wasn't. Inventory was scattered across brokers and local sites, with no consistent data layer to compare opportunities or judge them with any confidence.
That's the gap Africa Real Estate Index exists to close."
Michael Ghebrehiwet — Founder, AREI
Based on monitored public listings and asking prices. Not completed sale prices or valuations.
