What taxes apply when buying property?

From 1 January 2026, ITI applies to property transfers and IPI to ownership. ITI is generally 1% of taxable value, rising to 3% where the seller or buyer benefits from a privileged tax regime. Other transaction costs may apply; verify the matriz predial, registo predial, taxable value, tax clearance and any exemption or surcharge.

Can I get a mortgage in Cape Verde?

Some Cape Verde banks offer housing finance, subject to underwriting. As reviewed in August 2026, Caixa advertises financing of up to 100% for an eligible permanent home when the affordability ratio allows, while BCA advertises products with financing up to 100% subject to valuation and risk assessment. This is not an automatic zero-deposit rule based only on Cape Verdean citizenship; residence, property use, income, valuation and the lender's criteria matter. The calculator's 30% deposit is an international non-resident planning assumption, not a universal bank requirement.

Are there annual property taxes?

Yes. Since 1 January 2026, IPI applies at a general rate of 0.1% of taxable value. The 0.15% rate applies specifically to land classified for construction, not all land. The amount due can be increased for vacant, ruined or degraded unsafe urban property and for unfinished principal façades.
